Overview

Overview:

The Maintenance Tech for the High Winds Fund will perform routine and emergency repairs on residential and commercial properties, including tasks like minor plumbing, electrical, HVAC maintenance, minor carpentry, painting, and addressing tenant maintenance requests, ensuring the overall upkeep and functionality of the buildings while adhering to safety regulations and coordinating with the Director  and Property Manager to track and resolve issues effectively; often requiring on-call availability for urgent repairs. The maintenance Tech helps to identify capital projects and works closely with the Property Manager on the summer turnover process, including some painting and cleaning where necessary. The Maintenance Tech may coordinate their work with other Macalester maintenance staff or contractors to complete larger projects.

 

This is a part-time position that is required to be onsite 4 days a week with flexibility to work 8:00am to 1pm or 10:00am to 3:00pm. 

 

About The Department:  

The High Winds Fund is the Department of Macalester that is responsible for the off-campus real estate owned by the College and for community relations work in the immediate neighborhood around campus. The properties include residential homes and apartment buildings as well as several commercial buildings with a variety of retail, service and restaurant tenants. The office currently consists of a Director and a Property Manager. The High Winds Fund sits outside the general operations of the College but also partners with and supports the work of other Departments within Macalester, including our Facilities team. The High Winds Fund Director reports to the SVP of Administration and Finance and is also governed by a Committee of the Board of Trustees of the College.

Responsibilities

  • Respond to work orders by diagnosing and fixing minor property repairs
  • Track the completion of work orders and reporting
  • Assist Property Manager with pro-actively identifying maintenance needs and capital projects
  • Guide the summer residential turnover process including maintenance and some painting and cleaning where necessary as well as coordinating contractor work
  • Assist in managing routine service contractors such as grounds, pest control, fire safety, etc. 
  • Complete small property improvement projects
  • Provide on-call emergency response in rotating schedule
  • Manage the department tools, maintenance supplies and equipment in an organized way
  • Complete other responsibilities as assigned

Qualifications

 

  • Knowledge and experience in construction and/or property maintenance is required. This will be a general position addressing a wide range of property issues 
  • Strong interpersonal skills and ability to promote and maintain good relationships for resident retention. This includes remaining calm under pressure and responding quickly and appropriately to difficult questions in stressful situations. Some training in customer service is desired
  • Comfortable with modern office software and information systems including: Microsoft Office products; Google applications; and email. Ability to learn other specific work order software.
  • Disciplined in follow through on tasks and projects 
  • Ability to organize, prioritize, have strong attention to detail while efficiently getting the work completed 
  • Must be self-motivated and able to work independently a majority of the time
  • Ability to manage multiple projects (manages multiple priorities) at the same time and maintain confidentiality with information, and communications
  • Curious and interested in analyzing trends to help find and define solutions. Willing to do research or ask questions to identify a good answer, but also able to just get the job done when required
  • Understanding of basic tools and safe practice for operation
  • Able to create and follow a budget for a project
  • Ability to communicate clearly both internally and externally. Able to provide good customer service and follow up directly with residents
  • Strong organization skills for keeping track supplies and tools
  • May assist in managing student workers

 

Compensation:

The hourly wage for this position will be $24.63 - $25.19 depending on experience.
